What does the AI actually do?
You enter property details (address, beds/baths, condition, situation, known liens) and the AI generates an institutional-grade report: ARV range, rehab estimate range, equity at bid, monthly rent estimate, recommended max bid, exit strategy ranking, risk profile, and due diligence checklist. Think of it as having a senior acquisitions analyst review every deal in 30 seconds.
Is the analysis accurate?
The AI provides estimates based on the inputs you provide and general market knowledge. It is not a substitute for verified comps, professional inspections, or title searches. All values should be independently confirmed before bidding. The AI's role is to surface insights, identify risks, and rank options — the final decision is always yours.
How many analyses can I run per month?
Unlimited within fair use (we have not yet capped it for any member). If you're running 100+ analyses per day at scale, we'll reach out about an enterprise plan.
What if I just want the one-time tools, not a subscription?

Can I cancel anytime?
Yes — you can cancel anytime; reach out and we'll stop your renewal, no long contracts. Annual plans are paid upfront, so cancellation stops auto-renewal but does not refund the current term.
Do I need other data services like PropStream?
Pyrrhus AI complements data providers — you bring property data, we provide the intelligence layer on top of it. Many members use PropStream or county records to find properties, then run them through Pyrrhus AI for analysis. We are not a data scraper.
