1. Not a Real Estate Broker or Agent

Pyrrhus Group does not hold itself out as a real estate broker or agent under the Pyrrhus Group brand name. Our services do not include representing buyers, sellers, landlords, or tenants in any real estate transaction. We do not negotiate, list, or facilitate the purchase, sale, or lease of any real property on behalf of clients.

While affiliated team members may individually hold active real estate licenses in their respective states, those licenses are not exercised under the Pyrrhus Group brand. Pyrrhus Group's services are limited to market research and consulting only.

3. Flat-Fee Compensation Only

Pyrrhus Group operates exclusively on a flat-fee compensation model. We do not accept, solicit, or imply any of the following:

• Commission-based compensation tied to any real estate transaction
• Percentage-of-sale fees of any kind
• Success fees contingent on a deal closing
• Referral fees tied to transaction outcomes
• Any form of transaction-based compensation

All Pyrrhus Group services are charged at a fixed flat fee regardless of any transaction outcome. This structure ensures our consulting services remain independent market research and do not constitute real estate brokerage activity.

4. For Real Estate Professionals & Serious Investors

5. Lawful Use Requirement

All research deliverables provided by Pyrrhus Group are intended solely for lawful business purposes. Clients are solely and fully responsible for ensuring their use of any Pyrrhus Group deliverable complies with all applicable federal, state, and local laws. This includes but is not limited to:

• Telephone Consumer Protection Act (TCPA) — including obtaining proper 1-to-1 written consent before any automated or robocall/robotext outreach
• CAN-SPAM Act — for any email communications
• National Do Not Call (DNC) Registry — scrubbing all contact lists before outreach
• State-specific Do Not Call registries — particularly California, Florida, Texas, and other states with enhanced DNC laws
• California Consumer Privacy Act (CCPA) — for any California resident data
• All applicable state data privacy laws — including but not limited to Texas, Virginia, Colorado, and Oregon privacy statutes
• Fair Housing Act — all outreach and marketing must comply with fair housing regulations

6. Prohibited Uses

The following uses of any Pyrrhus Group research deliverable are strictly prohibited:

• Consumer credit determinations or credit reporting
• Employment background screening
• Tenant or housing applicant screening
• Insurance underwriting decisions
• Any purpose regulated under the FCRA
• Harassment, stalking, or targeted harm of any individual
• Any illegal discriminatory practice including Fair Housing Act violations
• Resale or redistribution of research deliverables to third parties
• Any use that violates applicable federal, state, or local law

7. Data Accuracy Disclaimer

All research deliverables are compiled from publicly available records, licensed third-party data sources, and institutional data providers. While Pyrrhus Group makes reasonable efforts to ensure accuracy, we make no representation or warranty regarding the completeness, accuracy, timeliness, or fitness for any particular purpose of any data provided. Public records and third-party databases may contain errors, omissions, or outdated information. Clients assume full responsibility for independently verifying any information before acting upon it.

8. No Legal or Financial Advice

Nothing provided by Pyrrhus Group — including research reports, consulting communications, website content, or any other deliverable — constitutes legal, financial, investment, tax, or real estate transaction advice. Clients are strongly encouraged to consult with qualified licensed attorneys, financial advisors, and real estate professionals regarding their specific circumstances before making any investment or business decision.

Pyrrhus Group operates from the State of California. California residents have additional rights under the California Consumer Privacy Act (CCPA). Please refer to our Privacy Policy for full details on your California privacy rights including your right to know, right to delete, and right to opt out.

Pyrrhus Group is aware of California's data broker registration requirements under the California Delete Act and is actively reviewing its obligations under applicable California law. Clients who are California residents may submit data deletion requests to Niko@homepci.com with the subject line "California Data Deletion Request."

• Third-party data providers — Licensed property data and analytics platforms
• CoStar — Commercial real estate data and analytics
• Whop — E-commerce and payment processing platform
• Stripe — Payment processing
• Formspree — Contact form processing
• Netlify — Website hosting

Each of these providers operates under their own terms of service and privacy policies. Pyrrhus Group is not responsible for the data practices of third-party providers.
